3 Secrets to Becoming a Block Management Legend

Anthony Allder's 3 Secrets to Block Management LEGEND Status

"Thank you so much for your efforts" - rightly or wrongly, these are words notoriously infrequently heard by those working within the Block Management industry. Service charges are facing increase, cost of living is hitting millions of people and the cladding crisis effects blocks of flats up and down the UK. As we wrap 2024, it can be said Block Management remains thrust within a perfect storm of bad press - with leaseholders having all-time-high expectations of their Property Management company and its Property Manager staff. It seems now more than ever, service-charge-paying-property owners have the highest level of expectations - in relation to customer service from their Block Manager - but also from what is achievable using allocated Service Charge Budgets to use for repairs. With higher-than-ever expectations, come higher ceilings before recieving leaseholder positive feedback.

Despite the wider Block Management industry's notorious struggle with positive reinforcement from the keyboards or voice of leaseholders - this isn't the trending vibe at offices of AM Surveying & Block Management!

What is the PM50? The PM50, or the Property Management 50 - celebrates the top 50 performing Property Managers and others within Block Management. Now in its 6th year, the PM50 continues to be a platform to recognise the hard work and dedication by those working within the industry determined to make the property-owning experience for leaseholders a success despite a challenging backdrop. This is especially so for AM's Block Management LEGEND Anthony Allder!

LEGEND Status - How does Anthony do it?

In 3 words Anthony summarises his 3 secrets to becoming a Block Management LEGEND:

Commenting on achieving his Legend PM50 Award, and how he conducts himself, Anthony says;

"Leadership; I endeavour to make myself available, present - to train and guide my team to be the best version of themselves.

Passion; being able to enjoy what I do means I have a passion to show up. Even on a bad day, shake it off - the overriding passion for why I do what I do kicks in and helps me achieve maximum potential.

Self belief; for others to have belief and trust in their Manager is important to me, I can only promote self-confidence in others when truly having that myself. I've been given a clear pathway, trust and the tools to progress and to continue to do so and I enjoy providing that for others in my team.

Further, I'm always looking to learn more, take on board feedback including constructive improvements and all this helps to ensure I continue to grow."

"I train and guide my team to be the best version of themselves."

Head of Block Management

Anthony's recent work has been vital in the rollout of major repairs at this large Putney London based 1960's block of 130 flats while it has undergone significant external redecorations. With Anthony's oversight along with Building Surveyors and others - project delivery is on schedule and is being professionally Project Managed.

The orderly, careful Project Management of major works, such as those rolled out at the above and to other blocks managed by AM - require collaboration. In particular, well coordinated major works are achieved with collaboration between our Property Management department and internal Building Surveying department whom are responsible for the drafting of Major Works Specifications. Once a Major Works Specification is drafted, Building Surveyors conduct Contract Tendering before further onward liason with Property Managers occurs to deliver the works. AM's Mission Control is the hub of all repairs including those of a day-to-day nature, those of time-critcial nature and others that are large scale such as cylical major works.
